Payments:
For your reservation to be definitively confirmed, we will require a down payment. This down payment is typically 30% to 50% of the total reservation price, although this percentage varies depending on the villa. The payment must be made no later than 48 hours after the reservation is confirmed. Without this payment, we will not be able to definitively confirm your reservation and it will be cancelled and releasing the dates again.
For reservations made less than 4 weeks before arrival, full payment is required.

You can make the payment through the payment gateway on our website with credit and debit cards. We only accept the following cards: Visa, Mastercard, or Maestro.
We do not accept American Express.
If you are unable to complete the payment through the payment gateway, please contact us and we will send you a unique payment link.
Changes:
Date changes may be requested within the same season. Whenever possible and authorized by the owner, additional fees (€50 per change) will apply once the free cancellation period has expired. Last-minute changes will not be accepted.
Any modifications to the reservation contract and exceptions to these general conditions will only be effective with the written agreement between the rental client and IBIZA CHARMING VILLAS ESPJ. If such modifications result in an increase or decrease in the rental price, both parties must agree to the price change in writing.
Security Deposit:
Before arrival, the damage deposit must be paid via the payment link sent by email. This amount can vary between €1,000 and €10,000 depending on the property. The exact amount of the deposit is indicated on the first page of the reservation confirmation. If the deposit is not paid, we have the right to deny access to the property. The deposit will be fully refunded 48 hours after your departure, provided the property is left in the same condition as it was delivered, undamaged, and the keys are returned to the agreed-upon location before the scheduled check-out time on the day of departure.
We only accept the following cards for the security deposit payments: Visa, Mastercard, and Maestro.
We do not accept American Express or cash payments.
Trash Collection:
Trash must be deposited in the nearest public containers on the main road. There is no trash collection at the villas in Ibiza, so it must be removed frequently during your stay and on the day of departure. If there is daily housekeeping at the villa, they will be responsible for removing the trash.
It is important to note that many properties are in rural areas, and food scraps can attract insects and other animals. Trash bags must not be left on the property upon departure. Failure to comply with this rule will result in a minimum deduction of €100 from the security deposit.
IMPORTANT: Guests must take out their trash and deposit it in the nearest public containers. Please note that in rural areas, food scraps can attract cats, insects, and other unwelcome creatures. We recommend taking out the trash daily; this will avoid the hassle of carrying all the trash on the day of departure. Trash must not be left on the property; this will result in a penalty of at least €100 deduction from the security deposit.
There is no garbage collection service in Ibiza for any of the villas.
Cleaning:
On departure day, the property must be left in the same condition as upon arrival. It is essential to ensure that the kitchen, barbecue, and utensils are clean and in good condition. Failure to do so will result in a deduction of at least €100 from the deposit. Additional cleaning during the stay is available upon reservation prior to arrival.
Music, Parties and Noise:
Disturbing neighbours with music or noise is not permitted. Parties are strictly prohibited at all properties. If the police are called to the villa, the client will be responsible for any consequences or legal action against the property.
Gatherings of more than 20 people are prohibited unless previously authorized by IBIZA CHARMING VILLAS ESPJ for an official event. Failure to comply with these rules may result in immediate cancellation of the contract and eviction without refund.
Events:
Events are not permitted in most villas. Events will only be permitted with prior authorization from IBIZA CHARMING VILLAS, and a set end time will be set. If guests organize an event without permission, the full deposit will be retained. The same applies if the event does not end at the scheduled time. Events are subject to an additional fee, payable with the second payment. This fee varies by villa, and the amount will be indicated upon request and added to the booking confirmation. Each property has its own event policies; please consult us. This fee is non-refundable.
If you have authorization for the event, we recommend requesting an event permit from the corresponding town hall where the property is located. This will prevent police from arriving at the villa on that day. However, this does not exempt you from failure to comply the noise regulations established by the municipal ordinance.
We also recommend purchasing event insurance.
Keys:
Lost keys carry a minimum charge of €100 for lock replacement.
Tourist tax:
The guest must pay a local tax that is not included in the rental price. This amount is automatically added when booking.
It is calculated:
January to April: €0.55 per night per adult (16 years and over).
May to October: €2.20 per night per adult (16 years and over).
November to December: €0.55 per night per adult (16 years and over).
Minimum booking age:
We do not accept group bookings for guests under 21 years of age. This means that at least one of the guests (the primary occupant whose name is on the reservation) must be at least 21 years old.
Arrivals and Departures:
Each guest (16 years and older) must complete the online check-in process at least 7 days prior to their arrival date. We will send you an email with the online check-in form closer to your arrival date.
Arrival and departure times vary by accommodation; you can find this information on the property listing or in your booking confirmation.
For late arrivals between 7:00 PM and 9:00 AM:
- Between 7:00 PM and 10:00 PM: €60.00
- After 10:00 PM: €100.00
This payment must be made in cash.
In the event of a delay due to causes beyond the control of IBIZA CHARMING VILLAS (flight delays, lost luggage, etc.), this supplement must also be paid.
Cancellation Policy:
Cancellation policies vary by accommodation; the conditions are specified in the property listing and in the booking confirmation.
We recommend purchasing specific cancellation insurance.

Car Rental:
Almost all of our properties are located in rural or residential areas. Very few are served by public transportation, and taxis can be limited and difficult to direct to private villas, as they are not located in large resorts. Many properties are located on unpaved roads and do not have specific road numbers. For this reason, we recommend renting a car in advance. In some cases, we recommend renting an SUV or 4x4; please read the villa’s description.
Furniture and Equipment:
Relocating the furniture in the property or making any other modifications is strictly prohibited. Indoor furniture should not be moved outside, nor vice versa.
Property Capacity and Number of Occupants:
Each property is equipped for a specific number of occupants. Under no circumstances is it permitted to exceed the maximum occupancy of the property as advertised. It is the client's responsibility to ensure at all times that the number of occupants matches the number of people booked. Failure to comply with this rule will result in eviction or payment of an occupancy supplement.
Additional Facilities:
In many properties, we can provide, upon request and at an additional cost: cots, highchairs, etc., if the property does not have these facilities.
Pets:
Most properties do not allow pets. Pets are allowed only with the permission of IBIZA CHARMING VILLAS ESPJ and with prior agreement at the time of booking. IBIZA CHARMING VILLAS ESPJ may require an additional amount for final cleaning costs and/or an increase in the security deposit. If a pet is found to be housed without prior authorization, this could result in eviction from the property, cancellation of the contract and forfeiture of all amounts paid, with no possibility of refund.
Interruption of Stay:
If the guest decides to shorten their stay, there will be no refund, either full or partial, of the reservation fee.
Anomalies and Deficiencies:
Any irregularities found by the guest upon arrival must be reported as soon as possible and always during their stay to the IBIZA CHARMING VILLAS ESPJ team. This will allow the staff to rectify the problems or arrange a possible change of accommodation if they cannot be resolved and were not caused by force majeure.
Any claims submitted after leaving the property cannot be considered, as the fundamental criteria for proceeding with the claim cannot be verified.
Construction Works:
The properties are privately owned and are mostly located in residential areas. They are not usually located in large resort areas. Occasionally, private or government construction may be taking place nearby. Neither IBIZA CHARMING VILLAS ESPJ nor the owner has any influence over these works and cannot be held responsible for the construction work or any inconvenience it may cause.
Water, electricity and internet:
Water, electricity, and internet interruptions are rare, but local authorities may occasionally interrupt or restrict services for short periods. IBIZA CHARMING VILLAS ESPJ is not responsible for any inconvenience caused by temporary interruptions.
Note: Ibiza being an island the Wi-Fi sign is not generally of high quality in all areas.
Insurance:
The villas have standard liability insurance, but it does not cover loss or theft. The rental price does not include any additional insurance. We recommend hiring a specific travel insurance.
Company Liability:
IBIZA CHARMING VILLAS ESPJ acts solely as an intermediary between the owners and clients and is solely responsible for providing accurate information about the available properties, their facilities and location. No liability is accepted for injuries, accidents, delays, theft or other complaints related to the rental of the property.
Acceptance of conditions:
With the payment of the reservation, IBIZA CHARMING VILLAS ESPJ will assume the acceptance by the client of each of the general conditions in its entirety.
